Hello BP friends,I've been contemplating on one of my goals, and wondering if it's possible to accomplish in 12-15 months?

I normally don't jump all over somebody for sharing their opinion, but knowing that same somebody needs or is at least contemplating liquidating their wife's 401k to expand yet is giving advice on being wealthy tells me they most likely are saddled with 5 figure car payments as well.   

I think the complex in it's current shape is worth approximately $325,000 and I think would have an ARV of $350,000.I'm contemplating offering $300,000 with 20% down, with $240,000 being financed at 5% on a 20 year amortization. 

Am I totally off my rocker to even be contemplating a property without an entity formed or can we make it all work?

I've seen contemplation of this kind of "ticing out" a SF residence a couple of times in the last few weeks. 

I'm contemplating purchasing my first single family home / condo investment property in Northern California.

I contemplated pulling the garbage disposal out all together but my handyman said the most affordable fix would be for him to add another outlet for the dishwasher.

Couple this with the issues of IRR and ROI and we have to put weight on, evaluation is not a single calculation, it is an array of contemplation and calculation.IRR does have its limitations.

Please be advised that I am a real estate investor that intends to enter into the agreements contemplated for the purpose of investing in real estate as a going business concern.

Compared to my small house, section 8 rentals, the money doesn't sound so great, but I'm totally outside of my comfort zone when contemplating renting such a large place.
