After we went to court, we had a signed consent to enter judgement in which they agreed to each pay $1109 per month (due by the 5th) for 3 months, thus bringing the rent current by March.  

Maybe you want to own some fee title, but you wouldn't want the other investors to--you don't know them nor have any idea how they'll decide to grant or withhold consent for major decisions. 

The lease says they do not have the right to hold over without consent.

Also, I would be careful of allowing your tenants parents pick up her things without her consent. 

When representing Sellers, we routinely put clauses in the contracts that specifically prohibit assignments without the Seller's consent.
