Am I better of just running my own rental comps instead of using the HUD User site?

@James Harryton Look on Craigslist, Zillow, Redfin, Rentometer, and other online sites to see what others are charging for rent in your area. 

Not sure how complicated your situation is, it is easy to miss necessary elections in order to claim appropriate deductions.

Does anyone have any good experiances with sites like "propwire" or "deal machine" or any other intelligent skip tracing sites like these that you would suggest?

I would rather take 1 year to get all zoning done on a site where no other competitors can come than to be able to build something day one with lots of comparable lots around me.  

Every day, the Chemical Plants (Dow, Shintech, etc.) and residential neighborhoods that surround the site of this location provide a high traffic count.A great opportunity exists for a tenant that is willing to market their business to travelers of Hwy. 1, the residents in the surrounding neighborhoods, and neighboring communities.How did you find this deal and how did you negotiate it?

SO many are making SEC 8 more complicated than it needs to be.

That's how many of the larger complexes get funding to buy and rehab buildings,, that the normal small investor can not afford.Section 8 like other government programs has difficult aspects to it to manage, the people on section 8 are like a bushel of apples, some good some rotten to the core, and when mixed together the entire bushel tends to go rotten if the rotten apples aren't tossed out of the bushel.LOTS of paperwork and inspections and the inspectors are just as complicated as the tenants sometimes.
