Im not trying to scare you or anything like that, I have over 50 tenants occupying a commercial building and thank god that most are paying, but some HAVE stopped paying and i have sought legal aid by an attorney which I paid over $3000 for eviction and between his fees and my loss of rental income Im over $18k in the hole.

I live around the Sacramento region in California however if I’m not mistaken the closest REIAs are down at L.A. which is a good 7 to 8 hr drive...Does any one know by chance if there are any here in Nor Cal?

You are still going to run comps just as you do single-family homes, but if there are no multis close by you just keep expanding the area until you find the closest 3-family comps and adjust accordingly for your neighborhood compared to theirs.
