@Chris Wallace if you do secure a loan for $40k and use it to satisfy contractor invoices and pay off your CC, will you still have reserves to complete the rehab?

I've been in the same boat, I'd recommend this order. 1) CC debt, 2) house hack (if possible, buy a duplex or triplex, live in one unit and rent the others out and it should cover the whole mortgage so you live for free, saving you like, $800 a month on rent which is the best return you can ever get. 3) student loan debt. 4) investment properties using the BRRR strategy.

I wouldn't do anything ludicrous like offer $.50 on the dollar but an initial offer at 10 to 12% off list plus CC is a good place to start the dance.

For all contacts in your database with an email, you can CC on BCC an address specific to your account on outgoing emails, that will save said emails to that contacts page.

This is currently my only good cash source(CC's don't count as "good") until new income is established I wouldn't want to max out the loan on rehabs unless it was exceptionally justified but could spend 5k-10k and feel solvent.I had to quit my job and leave the area last fall without having the time to make an informed decision on the house.

I did a Google search on him but didn't find anything bad.The reason why I gave home my cc was because I believe him that he could get me homedeopt gift cards at 40% discount and I wanted to buy them from him.He told me that he bought returned merchandise from Walmart and Homedepot by truck loads and he could get homedepot cards and big discount.

Nevertheless, If you are going to stay locked in your price, I would strongly consider adding CC assistance to the deal to offset the tax implications and the out of pockets costs to the buyer at closing.

rents I'd guess 750 for the two bedroom and 850 / 900 for 3 bedroom. it's a C / C+ areaso $1600 coming in - 50% rule means 800 to pay mortgage. mortgage calculators tell me it will be around $400 a month for the full $51,000. that leaves me with around $200 per unit cashflow.now it obviously needs repairs Ive seen from pics but maybe more, I don't know how to guess that price so I'll just say $15,000 worth of repairs needed. purchase price of $30,000 maybe $35,000 might make it worth it.Any thoughts , guidance , help of any kind would be great.
