Yes I bought a 4 acre tract in Rohnert park when it was not buildable but it was only 27k in 1995.. but it was right behind a home depot and on a freeway closer leaf only one block off well town grew out to us.. casino went in across the street brand new hotel next door and I have been entertaining offers in the 2.5 to 3 million range.. have not closed yet though.. you know those CA.

We also plan to have our contractor (who has experience also renovating casinos in the area) inspect the property with us prior to an offer so we can run numbers correctly.

They tend to buy near entertainment venues- I.e. the casinos where people will be attracted to and may spend a few days / nights for a conference, event, etc.
