For smaller properties I let tenants install doorbell cams and one tenant even installed his own surveillance camera system (he's a handy guy and I was cool with him doing the install).

I use Schlage BE365 CAM 626 Camelot Keypad Deadbolt on all of my rentals.

@Cam Chan I use Cozy and have been relatively happy.

I got all the tools that I can think of to make this a successful venture: I got the smart locks, keypad, door bell cam, outdoor cam, noise sensor, PMS, Dynamic Pricing tool, scheduling app for cleaners, smart thermostat, etc.

I considered cellular cams but we need about 3 cameras for good coverage which would make the cost high. 

BEFORE the first wire is pulled so loads cam be balanced and pathways identified. 

Walk every unit with an ipad, make written notes and pics of what each unit needs re upgrades--match that to remaining rental contract length.Have a professional inspection done, with a sewer cam, also be aware if anti backflow devices have been installed, and where they are at (exactly where they are at).Pay attention to the electrical system in the inspectors report.Walk the entire lot with the ipad and make written and pic notes of things you must improve, want to improve.You will need to have fixup dollars estimated for the needed repairs and upgrades.You may have to pay a General Contractor to walk with you to give you estimates.That's just a few things off the top of my head--there are many more.Good Luck!

The solar could also absorb the power bill for all CAM power use like the laundry facilities, CAM lights, CAM day/night lights, and other CAM electrical use.
