I was curious to which software has the most bang for its buck?

As the seller I would pay for the energy audit, do the analysis on the work to be done (cost vs savings) and then market the home with a prepackaged improvement contract that would meet lender guidelines (solar, EE windows, etc). 45 day close to allow for enough time to do loan and obtain permits, occupancy COE+2. 

You need to be comfortable that the value of the real estate you report to the custodian will pass an IRS audit.

The scammer either:Claims they work for us and our systems are down forcing them to use their cell phone or claims they are the property owner and have terminated us because we couldn't find a tenant for them.They ask for either half a month or a full month of rent upfront, via Venmo, to schedule a MoveIn, but don't really ask for any documentation.These prospects aren't even in our software systems yet and all the correspondence is via text.

it's basically a software that reaches out to agents asking if they have any off market deals, which is also more on the investor side of things.

@Justina Sirohman no one has created a reliable software program to do this yet - at least not one that is affordable for DIYs.So, knowledge, or access to it, is power for this topic.You'll either have to pay a contractor for bids, and/or learn how to price things yourself.

Curious which software do people consider to be the best power dialer for example with a list of 18,000 phone numbers (Note numbers were not purchased but received voluntarily from the individuals)Thanks
