My partner and I have an opportunity to buy a home that’s going to be leased to a non-profit, and we anticipate we’ll have the opportunity to do so with many other properties with them.Because of the rental rate we’re able to charge the nonprofit, our cash flow would support a note to our down payment lender at up to 11%, but we’d need a term of 5 years or so on that.

It's worth around $450k & I'm not sure how long it'll take to sell in the current market.Our immediate family (my wife, her dad, out daughter & I) are very handy and have experience in construction, HVAC, electrical, plumbing, etc, so we are anticipating being the general contractor and subbing out only those things we cannot do ourselves.We have several STRs, but no motels.

Also figure out whether the work involved is worth the expected returns.I found that getting over to do work on a house I didn’t live in to be far more challenging than anticipated (so I won’t be attempting any flips in the near future).
