Vacancy is averaging 2% in my market for almost everything but I use 5% in my analysis because that is a more healthy market number.Expenses are a whole different animal.  

Most animal or vermin damage is excluded under most policies. 

Also, there is a distinction in some states of animals versus Emotional Support Animals, so make sure your lease has writing pertaining to that if needed and if your state works with ESA's.
