(Agent being the legal sense not the layman's term for a real estate salesperson)The broker-sponsor will of course negotiate a percentage of the purchase price to cover their risk in supervising an inexperienced salesperson and pay for errors and omissions insurance.What your asking sounds like conflict of interest in a transaction.

@Jonathan Bren you must have a Broker license to "supervise" the real estate transactions and an Agent (or the Broker) actually performing the property management.In my state, a real estate or property management company can be owned by an unlicensed person but there must be a licensed Broker running the show and the unlicensed person can't be involved in anything that requires a license, which would include signing contracts, posting notices, negotiating a rental agreement, etc.

If your not touching plumbing or electric you can find day laborers and pay cash at the end of the day but you will need to be onsite to supervise.
