You need to do a lot more research before even trying this or thinking about it.

Especially for things like population growth/decline, economic trends etc.And what things do you recommend checking when trying to decide whether a location is a good place to invest.

Working with a turnkey versus trying to find a BRRR deal yourself are two completely different strategies.

If they’re violating the management agreement, state your case plainly and try to work it out.
