Shadowing seems to be a logical step at this point, for a guy who is having trouble getting started, and in turn, I would soon be able to develop my to-do lists/routines/business model...Or maybe I should I try a few ads in the paper & online, bandit signs or postcards to see if I can start getting the phone to ring without spending too much and learn on my own and not waste anymore time?

I don't normally take advice from BP but your comment about my rehabber being responsible for the loan origination on the resale rings true.

Marketing, including direct mail, is not an event; its a basic component of how you make the phone ring and put food on the table. 

Now I'm ready for the phone to ring!

I will give them a ring when I get closer to needing a property manager, and if you'd like would happy to tell them you referred me. 

And if you know anyone in the town hall, building inspector, water dept etc, my phone is ringing and I'm getting E-mails, the hard part is tracking down the owner!!

You need to send a good mail piece (something compelling that calls to action), that stands out from the rest and gets your phone to ring.
