In the end, with all due respect to hard working people, a good quality manager should easily be able to outperform somebody doing it on their own and therefore pay for themselves or at minimum offset the cost of management.  

In my market, people are more honest and respectful than what you may see in a large city.

It's all in how you outline the hurdles to the owner, have a couple prices on costs (that way you're no longer talking subjectively), and make it clear that ANY buyer will have to do this as well while treating the owner with respect and building a relationship. 

We have gotten a sense of satisfaction fixing up our investment and getting good, qualified, respectable tenants in there.

I got a good feel from the initial consultation with respect to them being investor friendly, for example the CPA I spoke to said that their clients often run deals by them before closing to foresee any tax implications. 

It's really hard though to do it right; these trades people don't respect someone that doesn't have the same skills. 

Hi @Kimberly Arington, I respect the grind.My opinion is that rental arbitrage (the strategy that you are pursuing) is less effective today than it was just a couple of years ago.

Make sure your painters are respecting the finishes and not putting dripping paint cans on your brand new finished counters.
