We had white floors, but we lived there ourselves, so not suggesting you do this for a tenant as they would almost definitely ruin white floors :) I did a lot of research on floor paint, and after speaking with a ton of painters, reading posts online, and based on our personal experience of living at the property for 5 years: we decided to use Floor/Porch paint!

The MDF just isn't worth the aggravation for the slight cost savings (which is often negated by adding extra finish time for the trim carpenters and painters).

They've done probably a dozen jobs in my neighborhood since then, which I'm guessing added about $100K to their gross income in the past year; the ad cost me $400, and my painters will reap the benefits for a long time to come.

Do painters, plumbers, electricians, etc., charge a lot more to work on pre-78 homes now that they must be certified?

Albert Hasson, I do have a painter that I trust to do a good job and I'm sure the PM has one as well.
