Craigslist is probably better because you can see what others are asking for similar properties in the area.But, in my opinion, the absolute best method to determine optimal rental price is historical data, which is only available on MLS.

I'd look carefully at what you're doing and try to optimize it over time.

Press on for private money and 401K investors.Also, if you're looking for more cash flow, make sure you've optimized the properties you already own.

I have seen their generosity, their time, and their wide-eyed optimism being stolen from them.  

For a studio vacancy that came up in September, I rented to an immigrant family of 3 with good credit but marginal income who is downsizing so their daughter can attend college rather a single professional.Not sure this is the optimal approach for me, but it's the best I've considered so far.

People are typing in "Im be-hide on my house payments in City, I need help" People do search locally for help so make sure your website is optimized to be found online for those targeted keyword. 

My other suggestion would be to broaden your target market to optimize your dollar: capturing as many deals as possible.
