Personally, I do not care for anything with HOA fees - SFRs or condominiums - as you are beholden to the (in)ability of the association to manage the maintenance of the property.

But again, the $/sqft metric doesn’t account for that.I hope it’s obvious how the price-per-square-foot calculation isn’t enough (on its own) to properly compare the prices of two properties against each other.Where it does work is if you are comparing kind-for-kind homes in a development or a Condominium building where amenities, view and fixtures are comparable.True market value is what a buyer will offer, and a seller will accept.

@Mike Bicho: There are few liens that generally do not get wiped out in a first position lender foreclosure(1) Federal and State Tax Liens (generally the IRS)(2) Federal and State Medicare Liens (generally Medicare, but sometimes VA)(3) Condominium Liens only if they have been filed correctlyAll of these can be wiped out with additional procedures, and working with an attorney who specializes in this space can be beneficial.

Because I own more than 6 condominiums in the same complex, I would be required to prepare and file a public report if I wanted to sell the condominium units to different buyers.Does anyone know the estimated cost to hire a firm to prepare and file a public report?
