AS @Russell Brazil  says there will for sure be another recession that's a given.but who can time it.. and will it be regional.. there is always mini recessions and hot markets.just look at when a factory folds in some smaller burg.. or like right now look at South Carolina which is ON FIRE for jobs.Boeing 787New Volvo factory not yet manned but thousands of jobs and support coming in the next yearMercedes building a new factory same thing.building a new embarkation debarkation for cruise ships in Charleston  14 hotels under construction in Charleston.. then look at another market where not much is happening and won't be happening.but right now real estate is hot and frankly its pretty solid right now.I am not sure on the MF side that kind of goes up and down on over building .. and commercial as well.Like I probably would be a little nervous in the Mall space or some commercial with brick and motor kind of changing.But with the owner occ resi seems pretty solid.. no sub prime NO liar loans.. 

I would rather not spend tons of money on a hotel or, god forbid, an apartment while I house hunt.

The cost of a detailed engineered study is better absorbed by commercial buildings and hotels, it can be hard to justify the approach at times on smaller residential buildings but it varies based on particular circumstances.

Some places have bathrooms that lack sitting thrones and toilet paper, unless you are in a hotel/restaurant that caters to Westerners (you could pogo stick bounce on one side of this toilet all day and not cause any bolts to come loose):Let's see... smoking cigarettes inside.

To complete an effective 1031 exchange takes proper planning.I have many clients that owned residential, hotels, businesses,etc. and are now up in years and want to be more passive in nature.

To those who think it can’t be done...watch me.The goal is to trade up the four green houses for a red hotel.

They tend to be demanding because they don’t travel much and think they should receive hotel service at a much lower price.

Newer duplex and there is a door connecting the units (dual locked) much like a hotel room.

Hotel are not your competition, people looking to stay with you want a kitchen and more space for groups.
