This is not something I knew about (baby not counting) and also was unaware that this type of language could be criminal...not my intention at all, so I will be careful what I say moving forward.

For background checks, we use a company called RSI Screening and they do a good job of multi-state criminal searches, eviction searches, credit, etc. 

If any of them take you up on that, I would re-screen them with credit and criminal check to ensure you didn't inherit someone evil.Evicting a hold-over resident that does not have a lease is easier than evicting one with an enforceable lease that is simply not paying.
