Look in the past archives on here to see what wise investors have routinely said was their biggest regret .. overwhelmingly it is that they regret not going bigger right from the start and of coarse another was not starting sooner .

I am looking for any contract I may need, such as Assignment of sale, so I can create an database/archive. 

I joined PRO so I could look at all the web archives and use the calculators as much as I want to analyze properties.

All of what I am saying can be found on the archives if someone was so inclined to listen to them all.
