@Rubin Kwon Let me start off by saying that I’m not a zoning expert.However I did read the “2040 General Plan Update - Draft Land Use Map...” which was released in Dec 1 2020” the draft land use map section (pg 9) speaks to a significant change in zoning.In essence if this gets approved they would do away with single family zoning and allow up to 4 units or a fourplex.

If they are properly underwritten with credit checks, decent LTV's, experienced investors and a PG you could get close to par for those.

I am also inquiring (if that is possible) if anyone knows of asset based lender that could act as a one stop shop for what I am trying to do please feel to message me. you can do that but the lender is going to want a PG anyways.
