You don't know who is going to come out of the woodwork later claiming an interest in the property and probate will eliminate that, and you will be able to sleep at night.

Everyone says it is easy to find or they will come out of the wood work. 

In my opinion, they were easier to do just a few months ago...the market has heated up a bunch since the beginning of the year, and new investors are coming out of the woodwork, making it more and more difficult to find great deals.That said, they're still out there...you just have to work a little more diligently to find them...

The bank foreclosed then a lien came out of the wood work?

Everytime someone post I have $xxx to invest, the same folks come out of the woodwork with "advice" that involves your money getting in their pocket.  

As the son of an amateur woodworker/furniture builder/home improvement aficionado, I have started developing twin interests in home improvement and passive income.

The investors have poured out of the woodwork.

However, this goes both ways if a third party comes out of the woodwork with an offer at some future pre-foreclosure date (like in 2 months, restarting the clock).

Newbies are coming out of the woodwork looking for what they see is a easy get rich quick scheme.

While the foundation and most of the wood work seems fine, there are a number of "old house issues" - HVAC is not separated by unit at all -only 1 controller in 1 unit,  and HVAC and AC units are 16 years old. - only 1 Electric service panel with 100 amp svce - some unapproved attic splicing done it appears- roof 15 years old- water supply and drain waste piping uses old galvanized water piping that is subject to leakage (drain pipe is actually leaking to crawl space!)
