Your skill set is not going to be the same as everybody else's - if you are up against a seasoned contractor who has an army of discount accounts and instantly available tradesmen and women and a slew of loaded investors or bank accounts behind them then you are going to be in a weaker position but luckily there are lots of deals to be had so you get to move on and let them deal with the subsidence issue that nobody spotted because they didn't do their due diligence!

It could be that she (like a lot of tenants) has enough money to pay the rent, but just isn’t putting a high priority on paying it and is spending her money on everything else first (i.e. cable, cell phone, eating out, new clothes, etc).

Hi, I am about to close and I had put in the contract that in one of the apartments should be vacant upon clothing since he is living there for free, how would I be sure that it is vacant and I should not fall into a problem to need to evict?

One could enter with gloves, mask, bucket of cleaner and an e-cloth mop head to wipe down the walls.
