I think Rob provides great value in his videos and was wondering if anyone has joined any of his courses before.

Occupancy can be off the charts in places like this because there is so much activity or reasons for people to visit during what would be slow days of the week and off season months. 

I appreciate the willingness of the group to share knowledge and am learning a lot via the postings and videos. 

City employees generally get the job done in one week, third parties can take two weeks to get this done.

It’s been 2 weeks of “who’s on first”Help educate me, Title Nerds…. 

I do not wish to waste my time watching videos,searching the internet for how tos and what I should be doing.

.- You close on December 10th- The property is in great shape and does not need any significant repairs- It only needs some paint touch-up and changing a couple of broken fixtures, which you do yourself- You spend the next week buying furniture, electronics and supplies and installing/arranging everything yourself- You also roll up your sleeves and scrub the toilets and sinks and appliances- You put it on AirBnB/VRBO and have your first guest renting it for the 3 days of Christmas- You second guest rents it for the following weekend and leaves before NYE- You personally clean and restock the place between these two guestsCongrats!

And I don't know if the typical note time-frame is one week or five years.

To process a new owner payment the system takes an extra week or two.

I just want to do things within the law and if a RE license is required then I can certainly get it within few weeks IF NEEDED.
