Go to networking events, join every investor's Facebook group, and connect with the wholesalers who are sending deals through the group.I do business in Florida, feel free to reach out with any questions about wholesaling and flipping. 

Join local FB groups for RE investors as well, there are one off events posted on those often enough.

I went to a development walkthrough event with them in Dover, NH recently and some of the people involved are in Maine.

Make sure you document the timeline of events and get as much documentation from the people you evaluate the situation.

Conversely, you can quickly build rapport and trust by communicating back with them during such an event.

I wonder  if a spouse can remind their spouse of their upcoming wedding anniversary. maybe there are tenant right groups for them too.
