I am not too worried about the basic lipstick rehabbing but I will definitely need to hire contractors for the more complicated repairs: plumbing, electric, roofing etc. 

She is still being nitpicky about things and I am hoping for advice on how I can tell her no about unnecessary repairs.

In a very complicated situation, charging a couple of thousand is also reasonable.... he may be acting as an expeditor, or using the service of an expeditor. 

An LLC seems to complicated and costly at the moment. 

@Chris PurcellI'm somebody that likes to keep situations simple, and by letting emotions and how you feel get involved, one can make any situation very complicated.

Initially I was planning to establish an LLC for liability protection, but after several consultations with different law firms, entity structures seem more complicated and much more expensive than what I need just starting out and with and no real wealth to protect. 

To, me that sounds overly complicated.

Also don't like paying for unnecessary annual subscriptions when old quicken software works fine for me.  

I'd recommend building your team out before you start looking for a deal to avoid scrambling and putting unnecessary pressure on yourself.
