I hope BP readers took notice of the many issues with iFunding and their former CEO and steered clear of this platforms investment opportunities.Investors in the company are trying to salvage the outstanding investments, but the structure to protect investors, a master LLC seems to be flawed.

You need to get as good a handle as possible on its actual and potential income, as well as its actual operating expenses (to the extent that you can uncover them) so you'll know what your NOI is.The fact that home-price appreciation is irrelevant to the value of your property is actually a good thing.

I was nearly on Property Ladder early last year, and know a home inspector who actually *was* on an episode here in Orlando... but he was actually used as a potential 'buyer' pointing a couple of flaws as he walked through the home.Maybe they could try a disclaimer before and after the shows: "Statistics, Balance Sheets, and Profits may appear closer to ideal than reality.

Some specific things in different markets are easy points of differentiation, though, like indoor parking or covered parking vs. uncovered outdoor parking, elevator vs. walk-up (if low-rise), construction, amenities (pool, dry cleaner, etc.).

Some that do go to auction are there because the property has a flaw so the value of the property is less than the TLC.John Corey
