@Casey Barry  Congratulation on winning two tax deeds in one auction.There are two choices that you can make in your situation. 1) do you think the owner will redeem.

Ultimately just need to look at everything before making a decision.

Like others have said, it is all going to depend.If you are talking about straight home owners then there are a ton of choices.

Here are a few I recommend: "Rich Dad, Poor Dad" by Roberto Kiyosaki; "Set for Life" by Scott Trench; "The Unofficial Guide to Real Estate Investing" by Spencer; "The BiggerPockets Ultimate Beginners Guide" found here on BP; "The Book on Rental Property Investing" by Brandon Tuner.

Personally, if you have other applicants, she would not be my first choice.

If you don't know what you're expecting to get out of any program, class, seminar, employment choice (Subto, BP, Tony Robbins, etc.) you'll never get your monies worth. 

Some individuals get along with other individuals interpersonally in a more comfortable manner- that is something that you might want to factor into your choice also.

So, at this point, based on your experience can I serve them a Notice to Vacate next if they don't pay or do I start afresh with another Notice to Pay or going for either one (Notice to Pay/Vacate) is my choice?
