I personally don’t see the downside to any of this, I’ve calculated that I’ll spend a month of my life in the grocery store, not including traffic and parking.

The market is not very hot in this particular area due to traffic and it would be considered 'out of town'.  

When sales fall off tenants do not always renew, and many places have secondary tenants feeding off the traffic from the Anchor tenants.

I've seen more than a few investors get desperate and impatient - and buy "stupid" which is hard to overcome.

This property is in the perfect location🤤 "great neighborhood",lots of drive through traffic, it sits right on a corner of a busy 4-way traffic light intersection🤤🚦➕✅ the location honestly couldn't get any better🤤 .

I am trying to determine if I am being unreasonable or to impatient and looking for advice. 

Traffic wise could be more but that is pretty south in RI.
