My thought is Guam is a long way away whenever you need to handle things.....repairs, evictions, make ready, etc.You probably have a lot of friends and contacts now, but will they still be there in 5 years.What's a RT plane ticket from SA to Guam cost when you need to go back and check on issues that come up?

Then, there has also been many incidents where black people are staging incidents for profit like Jussie Smollet, another incident where a black person refused to show his movie ticket to an usher and when was confronted by the usher confronted the black person mysteriously had several cell phones recording the incident from the beginning and sued the theater.
