@Michael Plante is speaking words of wisdom.I returned all of my inherited tenants security deposits in full because I was happy to get rid of them, I did not know the condition when they moved in, I knew I would be renovating and did I mention that I would be happy to get rid of them!

We just bought our first home here July 2020 and I think seeing the appreciation on our home first planted the real estate investment seed.I am looking forward to reading everyone's post, adding to the post, and seeing what kind of creative ways everyone seals deals.

You may have your own sewage treatment plant .you will need to buy a large tractor with loader, a small dump truck , lawn equipment , golf carts for employees to get around .Build a house or 2 for management to live in . 

@Michael Plante,I’ve always assumed that flippers must have expertise in rehabbing,and it seems like a lot of effort.

I found this article stating that there's been an increase in water / sewage due to recent construction at the water treatment plant, but these bills are hundreds of percent more than i've been paying over the years.Anyone in the Binghamton area having a similar experience?

I am looking at a particular market that is very similar to Sparks Nevada PRE Tesla (in a state in the Eastern seaboard) that has a new High Tech employer moving (actually building a new plant from scratch) into area and is projected to bring 3200 high tech mfg jobs to area.I for example can buy Single Family in this area today while prices are still reasonable but would not be able to raise rents above the current local rent average until time that the new Tech Company's plant is up and running and employees have relocated to area from California.

Plant some marigolds and petunias this spring in front of those junipers.

All new flooring, texture, paint, lighting/plumbing fixtures, bathroom and door hardware, and recessed lighting.

Don't tell them they need to "move out" because mentally that plants a seed of doubt in their mind that they might be homeless, be sure to say they need to find another apartment so there is no doubt that they will be able to do so.
