He adds that it doesn't appear to be the case here, and I agree with them on this as well as his comment.There are some investors out there who are so absolutely terrified of losing money and that the only way they see themselves investing in real estate is to get a property at some kind of ridiculously massive discount!

I think we would only get this property if we can have it for 5k or less, and I'm not completely terrified by it once I see it in person.Comps on recent sales in the neighborhood within a couple blocks would put ARV at ~105-110, rent conservatively at ~750-800.

I am terrified of the so called "Rat Race" described by Robert Kiyosaki in Rich Dad Poor Dad, and I love real estate and see it as a way to do what I love as well as become financially independent.I have been studying real estate for awhile now, particularly wholesaling, and want to get started taking my first step to action.

I know that many of you will point out the dangers of vacancy, going into negative cashflow, etc, but honestly, we have good jobs and are not terrified by the idea of having to dip into our pockets occasionally if needed (we also don't plan on amassing an "empire", probably no more than a half dozen). i.e.

I was renting,when the house fire happened,Fire Dept investigators red tagged it,owners remodeled,from insurance money then sold over a million,never told buyer it was arson,until arsonist returned trying to get it,who is my son awaiting prison,I finally have a place ,home owner told me I can't use him as reference because he didn't want to lie,yet lied to buyer who is now terrified and didn't know ,is worried about safety for her family,,owner never disclosed?
