You need to make money ASAP, this is a business. just take very good photos, and preferably with a real camera, not your cell phone - Yes I know they get higher pixels and all that, but the overall look is just not as good.But do not rush into furnishing and art, etc, that will be a killer if the first few guests are turned off by a hasty set-up.

You bring up providing a safe place to live, so do you put coded key pads on each door, security cameras in the shared living areas or anything that's abnormal to traditional living. you also mention providing an enjoyable living experience, do you do anything in particular to accomplish this (extra TVs in the LR or a pool table, etc.)I checked out that website and have been searching for something similar in my area. those room set ups for 500-600 bucks look awesome but what is the quality?

The key was I had proof of what was clogging the sewer since, the third time the sewer was clogged, we sent a camera down the line to see what was obstructing it.

If you're a camera man that roves from studio to studio as a 1099 contractor, that sounds like a Sch C sole proprietorship as a "camera man" and a single Sch C that reports all income from all studios (NOT one Sch C for Time Warner, another for Disney, and another for Fox).

Rent - now $395/$450  Rent - after $550/$600Opp costs now- include water, sewer, garbage  Opp Costs after- NO UTILITIESProposed added amenities-  Gym, Party room, rooftop deck w green space, free laundry, RFID locks, FREE INTERNET, possible rentable space for organic farming (and I have a engineer looking to get me to use his soil warmer to test a product to grow on the roof year round...that's what networking and ingenuity get you) security cameras in all common spaces, new green parking lot that is fenced and secured w remote controlled gate, one space for an electric car to charge, and new enclosed porticos for added security and cover in weather.

If you live close enough I would suggest a hybrid management solution which I use which is using a company like Evolve for booking and advertising at 10% (plus 2.5% payment processing) and then remote manage with help from exterior video cameras, digital door locks and a trustworthy housekeeping service.

Tenants love to complain, so if there are problems, you will hear it.Software will also tell you if maintenance is being handled in a quick fashion and how it was handled.You can always install cameras on your properties and view the cameras from anywhere.
