I recently purchased my first commercial property, marking a significant milestone in my journey as an investor.

Surround yourself with like-minded individuals who are at a similar stage in their investment journey, or seek out those who are 1-2 steps ahead.

The caveat is also learning how to deal with appraisal contingencies when dealer with a lender that asks for this in their appraisal when the buyer is using a loan to close the deal.This is why I am trying to get out and move elsewhere in my real estate journey.
