Here's a thought; Generation Z, which is on the heels of Millenials, is going to redefine the idea of renting and approach it more as long term Airbnb - meaning not renting the same place for more than 12 months. 

First, government policy, loose money, and human psychology combined to push the home ownership rate to nearly 70% - nearly 5% higher than the "natural" rate of home ownership in the US - about 65% over the long term.Second, there was a related spike in vacancy at apartments.  

If you are in a hip area that caters to well-heeled young professionals, class A or B, you’ll do fine.

They are as hard to rent out as it is to pour water out of a boot with the instructions printed on bottom of the heel.

Let all of the tenants know that the water usage has spiked and while you've checked for obvious things such as running toilets and there don't appear to be any leaks, to let you know if they see any problems. 

This is a 2-level and I'm not big on heights, so if something like spikes needs to be installed on the crown of the roof where they always land) then I'd need to hire someone. 

There has however been a slight spike here at the end of 2018.
