Cody - Just finished purchasing a four plex myself and in the "Transition Phase" from the previous owner to me.

They also mentioned to realistically expect my accounts to not run smoothly and orderly until 2025, which I totally understand because of my disorganized bookkeeping the last few years.

And, sorry @Andrew Hogan, I have to disagree that 506(c) are higher quality than 506(b).  506(c) only became available in 2013, so there are many, many long time, proven operators that never made the transition to 506(c), simply because they didn't need to.  

He enjoys the outdoors, living close to work, and the public transit system.

Consider emerging suburbs, transit-oriented areas, and revitalization zones.
