Because this is a vacation "resort" and over 50% of the units are owned by absentee owners/investors I cannot get tradational financing.

My long term goal for real estate is to get into business with the most luxurious real estate such as multi million dollar homes, 5 star hotels, casinos, resorts etc. 

Seems like it has a lot of potential with downtown and the ski resort.

Even people on the brink of foreclosure can be in denial and resort to putting their heads in the sand.

We did a 506C for one of our Funds for our resort project in Belize.  

I felt it was worth giving each potential buyer that choice, rather than paying for those things in advance.Hopefully your Seller will NOT be angry with you if they see their home listed at a significantly higher price - because you will have already TOLD them that in order find them a cash-Buyer at the agreed Sale price by your due date, you may resort to using all the resources you have available, including your reputable and gets-the-job-done Realtor, right?...

Similarly, where I have a vacation rental property there is a ski resort that owns a few condos in the complex, for their employees.

Too bad we lost the indoor ski facility down there - I was pretty excited about that!
