However, maximum financing, as described in HUD 4155.1 2.A.2, is available for borrowers related by blood, marriage, or law, such as spouses parents-children siblings stepchildren aunts-uncles, and nieces-nephews, or unrelated individuals who can document evidence of a longstanding, substantial family-type relationship not arising out of the loan transaction.

Our 7 year old has been home for a little over 4 years, and the 4 and 13 year old (adopted at the same time, not biological siblings) are coming up on two years home.

It is a estate sale with 3 siblings deciding. 

The home and all related expenses/profits would be divided equally between the 4 of us (siblings).

A big reason it did not (and doesn't sound like you have this same issue) is that I had several siblings who had equal interest in the property, and the numbers just didn't work out, unless we partnered (which they didn't want to do).  

Well the problem came after the tilte company said there was a problem, saying there was a despute and that everyone of the sibling had to sign it and well my seller didn't wanted to go thrugh that if so she would pull out.
