Semi-Gloss on the doors and trim.

Sorry for the long rant but majority of my investments are semi to full rehabs.

Myself and my wife (passive investor) own a primary residence, a detached home, a semi detached home, 2 condos and one retail unit.

Specifically what we are seeking now are semi-long term lenders (ie 5 year note with balloon payment secured by 1st trust deed).However, we are going to need more private money lenders for out short term(1 year or less) fix and flips in the next month or two as well.

Example: A lower end starter semi-detached in a suburb of Toronto.

I recently acquired (not completely by choice) a rental which is next door to an uninhabitable house in a semi-rural area out-of-state.

In recent years, I switch from latex to semi gloss for rental apartments.

A lot of my purchases have come from semi-retired or nearly retired investors! 

Well, maybe not "break", but it can turn what should/could be a semi-passive investment into something that's extremely active.

As a superintendent for a production and semi custom builder I'm expected to be as organized as possible.
