Worthless trashy house next door to my rental

I recently acquired (not completely by choice) a rental which is next door to an uninhabitable house in a semi-rural area out-of-state. Houses on this road are worth no more than $40K, and this problem house would require more than double that to make it habitable. The property is full of debris, and is an eyesore. And a squatter lives there at times. 

I've considered buying the problem house if I can get it for almost nothing. But I think one would have to invest more than the resulting property would be worth, regardless of what one does with it.

So, I'm now considering a privacy fence between the lots and a security system for the tenant. But I'm wondering if anybody else has any ideas.
