@Faith Hill  Historically, Self Storage has been recession-resistant class of Commercial Real Estate, however, the barriers to entry into this segment for the average owner/operator have become much higher.

The segments of real estate that I believe will be affected (if at all) will be luxury apartments/condos/flips/etc.

Also segment out luxury listings.

@Jennifer McPherson Hi Jennifer, I’m active buying/owning/managing small multifamily as well as helping investor clients in this market segment as an agent (recently licensed this year with about 11 deals under my belt total and one more under contract).

However they don’t really work the market segment I’m looking at.

On average a very small fund is around $20m in acquisition power, and most small funds are closer to $50m acquisition power, I know this because I have worked in this segment from the inside on acquisition teams so yes 1st hand experience.

Not here, inventory is as tight as it's ever been in most market segments (except attached which is approaching a balanced market).  

Because both of those types of loans generally reimburse you back, once segments of the rehab/construction are completed.With all that said, I had a sweet deal with a local bank for my first rehab. 

., gentrification — open the doors to a population that will come in droves with an ongoing demand for cheaper rent, new jobs and new business opportunities.Once the newly acquired property is ready for public consumption, it is important to remember what market segment it serves.
