Closing at the very end of the month however forces you to scramble to knock on doors, get rental agreements signed etc.

The markets lately have been scary and imagine if you lost $1k of value of that $5k over a weeks time due to market timing.. or you put it into something that wasn't as liquid (bond offering, CD..etc) and then had to scramble to find $3k for that repair and charge a credit card or something...

Because of that we are scrambling to pull together a 5% down payment before the inventory is off the market again.  

So now I'm scrambling the night before Thanksgiving. 

Now scrambling to find someone in the area ...

Because we haven't done any direct mail and have a hard time meeting great wholesalers, we've had a number of times we were scrambling because our investors had money available and we just couldn't find a deal quick enough.

The changover is about 3 weeks away so we are scrambling to get everything prepared.Thank you for your thoughts!

So, I scrambled a bit, and eventually found (with about 1 week to spare) an investor that had done one or two deals with someone else, so he was familiar with the flip process, but hesitant to go on his own.

Just bought a couple of properties in Pittsfield during another 1031 scramble, looking in 3 different states at 12 different properties, and after some fell through, the two left are what I have.
