I have been scouring central Florida due to the projected appreciation but that market is now overpriced and I'm having trouble finding anything that cash flows below $200k.

If you can't find a single property for rent I think you need to scour the internet a bit more. 

If under 50 units you can usually scour the mls and find the sucker mom and pop who listed is with ole realtor johnny who does know what and NOI or Cap Rate is.
