Now with the election the GOP in control of both Congress and the Presidency we stand a good chance of seeing lower rates along with the elimination of certain tax privileges like the 1031 exchange.  

You'll find that most of the time lenders who legitimately offer 100% financing are actually brokers/investors who want to use their privilege of 100% financing they've earned with one of their lenders to partner with borrowers on deals they're financing.

Our company, Keyrenter Arkansas, asks for a 90 day commitment then it goes month to month.  30 days notice and no penalty, with the same privilege on our end.  

If this was you, and we were talking about your jobs, what you wrote tells me because you make so much money on your full time job, you would be perfectly willing to work a second job, and pay your employer (and other employees) just for the privilege of working that second job.You are a REI, not a property collector. 

Because, FIRST, they won't give you enough PTO and SECOND, to fully enjoy these countries, you need money and majority of the people that have W2 jobs do not have the privilege to enjoy the FIRST and SECOND point I made.

Nothing wrong with having new or nice cars to drive, but you have to be honest with yourself on the cost of that privilege if you're interested in financial freedom. 

Yes, I absolutely get an application before they get the PRIVILEGE of viewing my property.  

I know a couple of people who did this and it was really worth it to them.Even if you can get the license for free, if you want to get licensed... every year you still have random dues, fees, etc that you have to pay that can add up to thousands of dollars (MLS dues, Realtor dues, continuing education, license renewal, insurance, state business/privilege licenses, etc etc) to maintain your license (depending on what state you are in).

Evolve is in charge of collecting taxes but I'm still responsible for filing monthly the Transaction Privilege and Use Tax Return.From my understanding, I need to fill it out with 0 gross revenue and no gross receipts to report checked, since Evolve is collecting taxes.Do I have the correct understanding?
