I have this problem where I explain everything to people, and they stare at me, smile, nod, pretend like they're listening and understanding and retaining everything that I'm saying.

That's all wholesaling is, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Pretend you don't have that cash and learn how to make it in this business by learning your market and learning to market.

Think about numbers...how many agents are there in the country...NAR is in the top 5 professional associations in the universe...let's just pretend there are a million agents out there...what's 5 percent of that?...

Pretend you're applying for a job with starting pay scale of $250,000 annually. 

Can you just pretend like your empathetic to her situation and then charge her 4 extra days of rent (while letting her know that's the only extension you will do)?

I've run the numbers on probably 100 properties so far in various markets and this is the first one that didn't require liberal estimates or make-pretend fudging of the purchase price/ARV to get more than $100 cash flow or 7-8% returns, so that's why I brought it up here.

We like to pretend it is all about the numbers, but if you would rather get a different asset, then do.
