This would not only cover the down payment, but any closing costs, upfront points, prepaid insurance, etc. 

I didn’t even get a debit card until 16 and I would recommend doing that first.

@Nick Tiscareno, That is correct the contract is saying the buyer is taking over the remaining balance of the mortgage (Aka "subject to") and that the monies the seller has pre-paid into escrow to cover the taxes and insurance on the property has been included in the sales price. 

FHA allows for an up to 6% seller's concession to be applied towards closing costs and pre-paids.

When you send the tenants their deposit back include a Disposition of Deposit letter explaining all of the credits they have (Deposit, pet deposit, $50 for the A/C) and the debits you made by item.
