I'm not sure whether we have done anything similar and what are the precautions you have done so that in case partnership has to dissolve or one of the partner has to exit what is a fair exit strategy in terms of how to value the property at the time of exit after 2 years or 5 years or 10 years.And those of you who had done similar arrangement how do you keep a maintenance escrow.?

Once you put the home in service, you can write off Depreciation, repair cost, maintenance, advertising, supplies, tools, taxes, insurance, mortgage interest, travel exp, home office (take precaution) cell phone usage.

I have seen $9,600 due bills in properties closing (due to my clause debited from the sellers closing statement).7) I buy houses on the market (MLS), but I most like the off market deals (once you start investing hard with cash those deals start appearing...those are the best).8) I NEVER EVER feel I am done, I can still fail and take all the precautions to avoid it.

I expect it to heat up again in early spring.You are correct on forebearance, about 7.4% of all loans, many took it as a pre-caution, but no doubt the quadruple payment will trip up many.

Hey @Jacob Whitbeck - If we decide the Old Ranier Brewery offices are a good spot I'll just run it by the building manager to make sure we're not breaking any rules (Covid has turned everything on its head, so there may be precautions and group size limits they ask us to undertake).
