Since PA is judicial, the attorney for the lender will usually have a suitable authorization form as well, and sometimes the bank will only accept their own form.As to buying time, usually the attorney will be willing to postpone the sale if the property is under contract - contact the lender's attorney to find out what they need to be willing to do that.

Trustee saleand it goes on and on.. you need to be specific of which type of auction your going to first off.my personal experience in multiple markets is that in some markets if the property made it to the last list they generally go to sale ( Ohio) in other states ( West coast) you can have 50 props on the list and maybe 3 will sell the rest get postponed revert to lender BK what have you.. now these are trustee sales and Sherrif sales.

A trend I have noticed though is that a lot of folks will get back to me the week of the auction because they fell out of contract with another investor, or just dragged their feet until the last hour of the last day and it turns into a crazy scrmable to postpone the auction.
