The attorney's thinking was that the overlap between Americans with Disability Act and the MMJ laws has not been litigated and while he would love to argue it on my behalf, I would likely not want to pay the legal fees to defend the clause.

Now there may be overlapping services offered by each one.

For instance, the roof is replaced year 26.So if i had to replace the roof twice in 20 years, the roof would be depreciated twice individually and overlap?

I think there has got to be some overlap here.......

Only problem is that in reality, only one of those would fit as the areas overlap.

You can find companies that work in different parts of town and some over-lap, but the fact remains that only a small fraction of the homes have been purchased by Turnkey companies.It is a narrative that is definitely pushed by commentators who have a vested interest in steering investors toward other markets (preferably ones they make money in) and it is not simply TK companies.  

Remember it is always money collected and money dispursed....There is never a overlaping balance.

The fields overlap heavily and I get confused myself.

Truly good tenants wont be in the position to move in "right away"..... but most will jump on a good unit and have some overlap between old and new..... they just have to pay for the overlap... also gives them time to move everything from one to the other, clean up etc etc.
