Areas with increasing wages , increasing population and above average incomes will likely outperform in both rent increase and appreciation.If you have a few units or are just starting out this is an awesome time to be an investor.

The proof is in the pudding - almost no mutual funds or hedge funds consistently outperform the market. 

Looks like that wasn't a bad call, but from the fixed income perspective, I think RE is still outperforming securities.

My hypothesis was returns in bull interest rate markets would outperform.  

There are going to be some people who are able to provide truly excellent customer service and be stand out performers.

I still agree in real estate that leveraging out performs cash.  

The legacy I would have built up to pass on to my beneficiary is going to out perform that of my real estate portfolio. 

There are some that outperform others simply due to location and/or amenities.

I’m familiar with both of those networks and I like the direction they are headed in, but there is still no in depth REI advise.I have yet to meet a financial advisor that can talk any detail beyond “buying real estate to diversify.”That is still a disservice to clients when they cannot explain the returns of leveraged real estate and how it consistently outperforms the stock market.
